Mrs Param has been in legal practice for over 35 years. She advises clients who are local and foreign individuals, corporations, partnerships, financial institutions and developers on a broad spectrum of real estate matters. Her transaction experience includes advising on all matters of real estate law, sale, purchase, mortgage, refinancing, property trusts and leasing matters.

In the course of her practice Mrs Param deals with licensed and unlicensed developers of properties, industrial property lessors like the JTC Corporation and REITS like Ascendas, Mapletree and CapitaLand. In addition to acting in the sale and purchase of residential, office, commercial and industrial properties, public housing flats and commercial properties leased by the Housing and Development Board, Mrs Param’s other areas of practice include advising clients on trusts, wills, power of attorney, lasting power of attorney, guarantees and indemnities.

Her portfolio also includes acting in collective sales transactions. She is often invited to give talks to real estate agents and investors on various real estate matters and she is a speaker for the Law Society's Certificate in Legal Secretarial Skills Course. Her relationship with her clients is not transactional but meaningful and in 2021 she received asialaw’s accolade of Outstanding Lawyer Client Service Excellence for Real Estate Singapore. She is a Barrister-at-Law (Lincoln’s Inn), a Notary Public and Commissioner for Oaths.

  • She acted in a collective sale for the vendors of residential units in the heart of the city which was subject to change of use to commercial and other conditions which concluded successfully almost 1 year later after appeals to URA.
  • She also helped clients who purchased a bungalow for S$12.5 million in July 2021 from an unlicensed developer negotiate more favourable the terms and conditions of sale that were initially lopsided in favour of the developer.
  • In April 2021 she advised a client who sold her old bungalow for S$19.7 million on the incorporation of clauses in the option dealing with encroachment and age related issues which resulted in a smooth completion of the sale.
  • In March 2021 she prepared a will for a client and he was pleased with her advice that he has appointed her as a Protector.
